Three Legacies is a premium private grounds management company serving homeowners, HOAs, and commercial properties across Rochester and the Twin Cities. We handle snow removal in winter and full-service lawn and grounds care in summer, on seasonal agreements. We are growing fast and the owner cannot be the only salesperson anymore. That is where you come in.
The role: You sell seasonal service agreements by phone and video: past clients who have not renewed, homeowners finishing a snow season who need spring service, early-bird 2027 lawn agreements, and townhome/HOA boards setting their 2027 budgets right now. You run the conversation, book walkthroughs, and close. We set every price and approve every quote, so you never have to defend a number you invented. There is no operations work in this role: no routes, no equipment, no site labor. You sell; the company performs.
Pay: Commission runs 15% to 30% of collected revenue on every account you originate, depending on account type: 15% on past-client reactivations and snow-to-spring conversions, 20% on new residential accounts, 25% on new HOA, townhome, and commercial accounts, 30% on multi-year agreements. Paid monthly on revenue as it is collected. Multi-year and HOA accounts pay commission on the first-year value, as collected. Commission-only, independent contractor (1099). No base salary and no cap. For scale: an average residential season account runs about $1,500. A rep closing five accounts a week through the winter selling season is looking at roughly $120,000 in originated revenue and roughly $18,000 to $30,000 in commission depending on the account mix, with the spring season still ahead.
What makes you a fit: Green industry experience is required: you have worked in or sold lawn care, landscaping, snow services, turf, or grounds management, and you already understand seasonal service agreements. You have sold something real before: home services, insurance, real estate, autos, door-to-door, or phone sales, and you can point to results. You are self-directed. You can talk with Minnesota homeowners and HOA board members like a neighbor, not a script reader. You have a phone, a computer, and a quiet place to make calls. Minnesota based, or snow-belt familiar, is a strong plus.
Structure: This is a true independent contractor engagement. You control your schedule and methods, you may do other work, and you are paid purely on results. Early cancellation by a client (inside 60 days) claws back that commission. A short written agreement covers commission terms, client ownership, and a non-solicit clause before any client list is shared.
How to apply: Send a short note to concierge@threelegaciesmn.com covering: (1) your green industry experience; (2) what you have sold and your best result, in numbers if you have them; (3) why commission-only appeals to you instead of scaring you; (4) when you could start. Applications without those answers will not be reviewed.
