How This Role Creates Value
The Floating Service Technician plays a key role in maintaining the functionality, safety, and appearance of multiple Kane Realty managed communities in the Triangle/Triad area. This position provides hands-on maintenance support across various properties as needed, ensuring a consistent standard of quality and care for our residents and assets.
Essential Duties Include But Are Not Limited To
- Perform general maintenance tasks including electrical, plumbing, carpentry, masonry, and painting.
- Repair and maintain structures such as showers, sinks, appliances, doors/cabinets, walls, and building exteriors.
- Prepare vacant units for new move-ins, ensuring all standards are met.
- Inspect, maintain, repair, and replace HVAC systems as needed.
- Complete preventative maintenance activities across assigned properties.
- Respond to 24-hour emergency maintenance requests (on a pre-scheduled rotation).
- Perform grounds work such as trash pick-up, sweeping, and light landscaping.
- Maintain and service community pools as required.
- Coordinate and complete special projects as directed by the Maintenance Supervisor or Property Manager.
- Follow all safety and OSHA requirements.
- Maintain regular attendance and punctuality.

- Excellent communication and interpersonal skills with residents, visitors, contractors, and team members.
- Ability to follow written and verbal instructions.
- Must have reliable transportation and a valid driver's license.
- Ability to work some weekends and participate in the on-call rotation.
- Ability to pass a pre-employment background check and drug screen upon hire.
Education/Qualification
- High School Diploma or GED required.
- Previous maintenance experience in multifamily housing preferred.
- EPA (CFC) Certification and Certified Pool Operator (CPO) strongly preferred.
