We are offering an exciting opportunity to join a growing facilities team in Naples, FL as the Property Attendant for an expansive waterfront estate and multi-property portfolio that operates like an exclusive five-star luxury resort. Experience with waterfront properties, native vegetation, regional flora, and exterior hardscape is required.
The Property Attendant, in conjunction with external service providers, is responsible for overseeing hands-on care, upkeep, and visual presentation of the exterior grounds and vegetation across all properties. This role not only maintains a pristine and welcoming outdoor environment to the highest standard of residential excellence, but also partners closely with the broader facilities team on various projects, as needed. Working independently and alongside estate staff, contractors, landscapers and vendors, the Property Attendant ensures the year-round functionality, beauty, and safety of the estate’s lawns, gardens, walkways, and outdoor structures.
This is a full-time, on-site role with flexibility for longer hours, as required, and reports to the Facilities Manager. This position works in conjunction with the estate team to support seamless operations across the portfolio and includes travel to all properties on a regular basis.

General Responsibilities:
- Maintain strict confidentiality regarding employers, family members, guests and assets
- Respect employer, family and guest privacy at all times
- Provide exemplary customer service and exercise good judgment while conducting business in a professional and courteous manner
- Be ready to dive into and take on whatever is needed as situations arise
- Triage issues and service requests in real time, knowing when to handle tasks directly or to escalate to coordinate with specialists
Property Responsibilities:
- Perform routine care of lawns, gardens, and landscape features including mowing, edging, fertilizing, pruning, weeding, mulching, and planting
- Monitor plant health and identify potential issues, coordinating appropriate treatments for pests or diseases in consultation with specialists as needed
- Maintain seasonal floral displays, potted plants, and decorative landscaping elements
- Coordinate with third-party landscapers and specialists for arbor work, large plantings, or special installations
- Conduct routine inspections of irrigation systems (including timers, drip lines, and sprinklers, etc.), resolving minor issues directly and escalating larger repairs to the Facilities Manager and vendors
- Support upkeep of walkways, driveways, patios, fountains, garden lighting, outdoor furniture, hardscapes, coordinating with external vendors when necessary and for specialized cleaning or repairs as needed
- Proactively prepare properties for seasonal weather events, including hurricanes, heavy rains, and tropical storms
- Provide storm or debris removal as needed
- In conjunction with the Facilities Manager, draft, implement and maintain weekly, monthly, seasonal and annual maintenance checklists
- Ensure all exterior areas are clean, organized, and presentation-ready at all times
- Support setup and takedown for estate entertaining or outdoor gatherings as needed
- Assist with seasonal transitions (e.g., hurricane prep, holiday lighting, outdoor décor)
- Operate, maintain, and safely store landscape tools and machinery including mowers, trimmers, blowers, and other pieces of equipment
- In alignment with estate protocol, monitor and replenish outdoor supplies and materials
- Partner with vendors, contractors and the Facilities Manager to ensure specialized work (eg., tree care, pest control, irrigation repair, exterior lighting, etc.) is performed to estate standards
Qualifications
- 5+ years of experience supporting exterior property care and groundskeeping for high-end residential or estate environments
- Solid knowledge of regional plant care, irrigation systems, pest management, and seasonal cycles in Southwest Florida
- Ability to read and follow instructions for equipment and materials
- Excellent communication skills, written and verbal, in English required; Spanish language skills a plus
- Physically fit and able to lift 50+ lbs, bend, climb, and work outdoors in all weather conditions
- Ability to read and follow company policies, procedures and agreements
- Discrete, professional, and respectful of household privacy with a service-first attitude
- Self-motivated and highly dependable; able to work with minimal supervision
- Team player, willing to assist with tasks outside of specific role
- Flexible to work outside of a normal business schedule, including weekends or holidays
- Valid driver’s license and clean driving record; able to travel between properties
- Legal authorization to work in the US
- Successfully complete an in-depth background investigation
$25-$35/hr DOE, eligible for OT plus comprehensive benefits
